Simplified steps to renting a property from Coldwell Banker Cripps and Cripps Menai

1. View the property on-line.
2. Call to speak to our Leasing Representative and ask any questions.
3. Arrange an inspection time (some of our properties do have tenants living there so we may need to arrange a time that suits them first).
4. View the property.
5. Complete an application form and submit to our office with copies of your ID (Passport, Driver Licence, Medicare Card, Student ID, Bank Card).
6. It may take up to 2 business days for your application to be processed, then we contact the owner of the property for acceptance. Please keep in mind it can take up to 4 days for an answer on your application as many of our owners live overseas and can be difficult to contact.
7. We telephone to advise acceptance or declined application.  If accepted, you will need to arrange a holding deposit equivalent to one week's rent and make a time to come in and complete a "lease sign". On this day we go through the legal details of the lease and you need to bring the remaining money to be paid by direct deposit, money order or bank cheque.
8. The total amount you require to move in is equivalent to 6 week's worth of rent plus a lease preparation fee of $15.00.
9. We will give you all the information you require on preferred contractors, emergency contacts, maintenance request procedures, vacating information and more.
10. Take your keys and move into your new home!
11. Ensure you take the time to read and complete the Property Condition Report and return to our office within 7 days of your move in date. This document will be handed to you at your lease sign up appointment.
12. Remember if you have any concerns or maintenance issues it is best to email them to us or send a fax through for urgent attention.
